RUSS has signed a development agreement with the London Borough of Lewisham for a derelict former school and industrial site at Church Grove in Ladywell, south-east London.
The project will provide 33 new sustainable, customised, high quality homes that are permanently affordable and partly self-built in order to reduce construction costs. It will also design in opportunities for training in construction for self-builders as well as apprentices and volunteers from the wider community. The project will contain a range of houses and flats of different tenures, sizes and levels of self-build in order to create a truly mixed community made up of people from diverse backgrounds in the local area.
A ballot to select a Resident Group of self-builders for the Church Grove Project took place at Lewisham Town Hall on 18th March 2016, and the collaborative design process is now under way. This will lead to the submission of a planning application in the first half of 2017.
You can find out more about our plans for the development in our Church Grove project factsheet.
RUSS’ project team  has been working with our members, neighbours and the London Borough of Lewisham to bring forward a project that empowers people to learn, design and live sustainably. We aim to begin building in 2018 and complete the project by 2020.

Applying for a home
If you are interested in joining the Residents Group for the Church Grove Project, you need to
complete an Expression of Interest form and send it to us by email or post. Forms can be downloaded
via the link on the right of this page.
Email: anne@theruss.org
Post: RUSS, 11 Walters Way, London, SE23 3LH
The date of your application will be the date your email is received, or if by post then the date shown
on the postal frank on the envelope.
Filling in the Expression of Interest form
When filling in the application form, you will need to commit to joining RUSS as a member and state your local connection to the London Borough of Lewisham. This is a condition of our development agreement with the council – guidance can be found on the application form itself and also on our Resources
page.
You will need to make a choice of home size and tenure when applying – homes are available from 1 to 4 bedrooms on a social rented, affordable rented and shared-ownership basis. Not all homes are
available on all tenures. You will need to choose a ‘pool’ defined by a combination of size and tenure –
and each pool is described in the Offer document available via the link on the right hand side of this page.
You will also need to state your household income on the Expression of Interest form, alongside any
savings you anticipate being able to put towards the project – this is to check that you are being realistic about your ability to afford the home you have applied for.
The Church Grove Project is happening thanks to the hard work put in by our volunteers, Board of Directors and project team over eight years. Submitting a planning application in 2017 will be a significant milestone that allows us to begin to realise our plans for a new exemplar neighbourhood on the site.
